Tenant Frequently Asked Questions
General
ResidAlly is an intergenerational homesharing platform that connects senior homeowners who have spare furnished rooms with young adults looking for affordable housing. Unlike traditional apartment rentals or roommate-matching apps, ResidAlly focuses on creating mutually beneficial living arrangements — seniors get extra income and companionship, while tenants get below-market rent in a quiet, home-like environment. We handle the entire process, including background checks, rental agreements, secure payment processing, and ongoing support for both parties.
Getting started with ResidAlly is simple. First, you create a free account through our website or mobile app. You'll complete a profile that tells homeowners about yourself — your occupation, lifestyle preferences, and what you're looking for in a living situation. Once your profile is complete, you can browse available room listings in your desired area. Each listing shows photos, amenities, house rules, rent price, and information about the homeowner. When you find a room that interests you, you can message the homeowner directly through our platform to ask questions or schedule a visit. If it's a good fit for both of you, we guide you through the background check, rental agreement, and move-in process.
Browsing room listings on ResidAlly is completely free. To connect with homeowners and send messages, you'll need a subscription which costs a nominal monthly fee. This subscription gives you unlimited access to message homeowners, schedule visits, and access our full platform features. The subscription fee helps us maintain a high-quality platform, provide customer support, and ensure all users are verified.
ResidAlly specializes in mid-term rentals, offering flexible contract lengths of 1, 3, or 6 months. The minimum stay is 31 days — we don't offer short-term or vacation rentals. This mid-term approach works well for graduate students, travel nurses, digital nomads, company interns, professionals on temporary assignments, and anyone who needs flexible housing without committing to a year-long lease. At the end of your initial term, you can extend your stay by signing a new agreement if both you and the homeowner are happy with the arrangement.
Our tenants come from diverse backgrounds but share a few things in common — they value affordable housing, appreciate a quiet home environment, and are respectful of shared spaces. Common tenant profiles include graduate students and researchers at local universities, travel nurses and healthcare professionals on temporary assignments, young professionals relocating for work or testing out a new city, and remote workers looking for a stable, comfortable place to live and work. If you're looking for a party house or a place with lots of roommates your own age, ResidAlly probably isn't the right fit. But if you want a quiet, affordable room in a real home with a supportive homeowner, you'll likely thrive here. Vision: "We envision a world where seniors thrive at home with dignity and independence, while young adults find affordable, meaningful housing. Through innovative intergenerational homesharing, we create mutually beneficial relationships that provide seniors with financial stability and companionship, and offer young people affordable living, mentorship, and community connection. Together, we're building a society where generations support each other, resources are shared sustainably, and everyone belongs."

Cost and Affordability
Rent varies depending on your location, room size, and included amenities, but is generally 20-40% below market rate for similar accommodations in your area. Each homeowner sets their own price, which you can see on their listing before you reach out. Most rooms include utilities, Wi-Fi, and basic furnishings in the rent price, so you won't have surprise bills. Many tenants also reduce their rent further by opting into our household tasks program, where you help with things like yard work, grocery runs, or light housekeeping in exchange for a monthly discount.
ResidAlly offers a unique household tasks program that allows you to lower your monthly rent by helping your homeowner with agreed-upon tasks. Available tasks might include yard work and lawn care, grocery shopping and errands, light housekeeping, pet care, meal preparation, driving assistance for appointments, or medication reminders. The more tasks you take on, the greater your rent reduction. All tasks and discounts are clearly outlined in your rental agreement before you sign, so there are no surprises. This program is completely optional — you can choose a standard rental arrangement with no tasks if you prefer.
Life happens, and we understand that sometimes you might not be able to complete your tasks due to illness, exams, work deadlines, or other circumstances. The key is communication. If you're having a difficult week, let your homeowner know as soon as possible. Most homeowners are understanding and flexible when you communicate openly. However, consistently neglecting your tasks without communication could result in losing your rent discount. If you find that the task arrangement isn't working for you long-term, you can discuss modifying the agreement with your homeowner and our support team.
We understand that financial difficulties can arise unexpectedly. If you anticipate trouble paying rent, contact us and your homeowner as soon as possible — ideally before the rent is due. Early communication makes it much easier to find solutions. Depending on your situation, options might include a short payment extension, a temporary increase in household tasks in exchange for a rent reduction, or a payment plan for the missed amount. Keep in mind that rent is a legal obligation under your rental agreement. Continued non-payment may eventually lead to eviction proceedings and could affect your credit score. That's why reaching out early is so important — we want to help you stay housed.
Most ResidAlly rentals are all-inclusive, meaning your rent covers the room, utilities (electricity, water, gas), Wi-Fi, and basic furnishings like a bed, desk, and storage. This makes budgeting simple — you know exactly what you'll pay each month with no surprise utility bills. However, inclusions can vary by homeowner, so always check the listing details and confirm with the homeowner before signing. Some homeowners may also include extras like laundry access, parking, or kitchen privileges at no additional cost.
ResidAlly charges tenants a service fee of $50 per month, which is added to your monthly rent payment. This fee covers the ongoing support and services we provide throughout your stay, including access to our secure payment platform, 24/7 customer support, mediation services if any issues arise with your homeowner, and the technology that makes finding and managing your housing simple.
Safety and Security
Your safety is our top priority, and we've built multiple safeguards into the ResidAlly process. Every homeowner on our platform goes through identity verification and a background check before they can list their room. You can review their complete profile, read about their home and house rules, see photos of the space, and have a phone or video call before committing to anything. We also encourage in-person visits before signing any agreement. Our rental agreements clearly outline expectations and house rules for both parties, and our support team is available if any concerns come up during your stay. You're never locked into a situation — our agreements include provisions for ending the arrangement if it's not working out.
Before a homeowner can list their room on ResidAlly, they must complete our verification process. This includes identity verification to confirm they are who they say they are, proof of home ownership to ensure they have the legal right to rent out the space, and a background check. We also verify that basic safety features are in place, such as working smoke detectors and secure locks. Homeowners provide photos of the room and common areas, and we review listings for accuracy before they go live.
While your role as a tenant is not to be a caregiver, knowing how to respond in an emergency is important. If your homeowner falls, becomes unresponsive, or shows signs of a serious medical issue like a heart attack or stroke, call 911 immediately. As part of your housing agreement, you'll receive emergency contact information for the homeowner — typically a family member or close friend. After calling emergency services, reach out to this contact. You can also call our support line for guidance. Do not attempt medical interventions unless you're trained in first aid; simply follow instructions from emergency operators. In the event of a homeowner's extended hospitalization or passing, we will work with you and the homeowner's family to determine next steps regarding your housing situation.
Your comfort and safety matter to us. If something feels wrong — whether it's a house rule violation, inappropriate behavior, or simply a bad fit — contact our support team right away. We take all concerns seriously and will work with you to address the situation. Depending on the circumstances, we may facilitate a conversation with the homeowner, provide mediation services, or help you transition to a different housing arrangement. Our rental agreements include provisions for ending the arrangement early if necessary. You should never feel trapped in an uncomfortable living situation.
The Rental Process
Before finalizing your rental agreement, you'll need to complete a background check and a credit check. The background check looks for eviction history and criminal history that might pose a safety concern, while the credit check helps homeowners understand your financial reliability. These checks are standard practice in most rental situations and help build trust between you and your homeowner. The cost of these checks is minimal, and we use reputable third-party services to ensure your personal information is handled securely. If you have concerns about what might appear on your checks, you're welcome to discuss this with us before applying.
Once you've found a room, completed your background check, and signed your rental agreement, the move-in process is straightforward. On move-in day, you and the homeowner will conduct a walk-through inspection of your room and any shared spaces you'll be using, noting the current condition. This protects both of you when it's time to move out. You'll receive keys and any necessary access codes or information about the home. The homeowner will review house rules and answer any questions about how the household operates. We recommend taking photos during your move-in inspection for your own records.
What's provided varies by homeowner, but most ResidAlly rooms come furnished with the basics — a bed, a nightstand, storage like a dresser or closet, and sometimes a desk or workspace. You'll typically have access to a shared kitchen with cooking equipment. You should plan to bring your personal items, toiletries, any specific bedding or towels you prefer, your work or study materials, and anything that makes the space feel like home. Always confirm with your specific homeowner what's included before you move in — some provide more amenities than others, and it's better to know in advance than to arrive unprepared.
TResidAlly provides a standardized rental agreement that covers all the key aspects of your living arrangement. This includes the rent amount and payment schedule, the duration of your stay, house rules and expectations, any household tasks and associated rent discounts, security deposit terms, and procedures for ending the agreement early if needed. The agreement protects both you and the homeowner by putting everything in writing. You'll have time to review the agreement and ask questions before signing. Our support team can walk you through any terms you don't understand.
One of the biggest advantages of homesharing over traditional student housing or studio apartments is access to real home amenities. Most ResidAlly tenants have access to a full kitchen for cooking meals, which can save significant money compared to eating out or using a microwave in a dorm. You'll typically also have access to a living room, backyard or patio, laundry facilities, and other home features that aren't common in budget apartments. The specific amenities vary by listing, so check the details and confirm with the homeowner what spaces you'll have access to.
Even with careful matching, sometimes personalities don't click or circumstances change. If you're having issues with your homeowner, the first step is open communication — many problems can be resolved with a direct, respectful conversation. If that doesn't work, contact our support team. We offer mediation services to help resolve conflicts and find solutions that work for both parties. If the situation can't be resolved, our rental agreements include provisions for ending the arrangement. We'd rather help you transition to a better fit than have you stuck in an uncomfortable living situation.
Living with your Homeowner
House rules vary by homeowner, but they're designed to ensure a comfortable living environment for everyone. Common rules include quiet hours (often after 10pm on weeknights), guest policies (whether overnight guests are allowed and how much notice to give), guidelines for using shared spaces like the kitchen and living room, cleaning responsibilities for common areas, parking arrangements, smoking and alcohol policies, and pet rules if applicable. You'll see the house rules in the listing and discuss them before signing your agreement. If a rule doesn't work for you, you may choose to discuss it with the homeowner prior to signing the lease. If it's non-negotiable, then it may be better to find a different listing than to agree to something you can't follow.
Guest policies vary by homeowner and will be clearly outlined in your rental agreement. Some homeowners are comfortable with occasional guests, while others prefer a quieter environment. Overnight guests are typically a separate discussion — some homeowners allow them with advance notice, while others don't allow them at all. The important thing is to discuss guest expectations during your initial conversations with the homeowner and make sure you're comfortable with the rules before signing. Surprising your homeowner with frequent guests when they expected otherwise is a quick way to damage the relationship.
Some house rules may be negotiable, especially those specific to your individual situation. For example, if quiet hours are set at 9pm but you work late and need to cook dinner at 9:30pm, many homeowners would be willing to discuss a compromise. However, core rules related to safety, respect, and legal compliance are usually non-negotiable. If you feel a rule is unreasonable or unworkable for your situation, it's best to discuss it before signing the agreement. We can help facilitate these conversations during the matching process.
Unlike many traditional apartments that have strict no-pet policies, some ResidAlly homeowners welcome tenants with pets. This depends entirely on the individual homeowner's preferences, their living situation, and the type of pet you have. If you have a pet or are planning to get one, mention this in your profile and during initial conversations with homeowners. We can help match you with pet-friendly listings. Keep in mind that you'll be fully responsible for your pet's care, behavior, and any damages they might cause. Some homeowners may require an additional pet deposit.
Household Tasks Program
TThe household tasks program is flexible and depends on what help your homeowner needs and what you're comfortable doing. Common tasks include laundry assistance, dishes and kitchen cleanup, general housecleaning, cooking or meal preparation, pet care (feeding, walking, basic grooming), driving assistance for errands or appointments, grocery shopping, yard work and lawn maintenance, and medication reminders. You and your homeowner will discuss and agree on specific tasks before signing the rental agreement. You won't be asked to do anything you're not comfortable with.
Every task arrangement is documented in your rental agreement to protect both you and the homeowner. The agreement will list each specific task you've agreed to perform, how often it needs to be done (daily, weekly, monthly), and the corresponding rent discount you'll receive. For example, your agreement might say 'Tenant agrees to mow the lawn weekly and assist with grocery shopping twice per month in exchange for a $90 monthly rent reduction.' Having everything in writing prevents misunderstandings and ensures you both know exactly what's expected.
Yes, task arrangements can be modified after move-in, but any changes must be agreed upon by both you and the homeowner. Changes should be documented as a formal amendment to your rental agreement. For example, if you take on a new job with longer hours and can no longer handle yard work, you might discuss dropping that task (and the associated discount) or swapping it for something more manageable. The key is open communication and mutual agreement — neither party can unilaterally change the arrangement.
Ending Your Stay
Life is unpredictable — you might get a job offer in another city, have a family emergency, or simply find that the arrangement isn't working. Your rental agreement includes terms for early termination, typically requiring advance written notice (often 30 days). There may be financial implications depending on how early you're leaving and the terms of your specific agreement. If you know you might need to leave early, contact us as soon as possible. We'll work with you and the homeowner to find a solution that's fair to everyone.
When you move out, you and the homeowner will conduct a final walk-through inspection, similar to what you did at move-in. If the room is in the same condition as when you moved in (accounting for normal wear and tear), and you've fulfilled all your obligations under the rental agreement, your security deposit will be returned according to the timeline specified in your agreement. If there are damages beyond normal wear or unpaid rent, the homeowner may deduct those costs from your deposit. This is why taking photos at move-in is so important — it protects you from being charged for pre-existing issues.
Yes — our support team is always available to help you. Whether you have questions about your agreement, concerns about your living situation, payment issues, or anything else, you can reach us through the ResidAlly app, by email, or by phone. We're here to help make your homesharing experience positive and successful. Don't hesitate to reach out, even for small questions — we'd rather help you address issues early than have them become bigger problems.
